Supporting documents for taking out a commercial mortgage for real estate investment

Proof of identity

Submit a document that proves your identity:

• If you are a Greek expatriate, submit a valid passport or your Greek ID card.
• If you are an EU citizen, submit a valid passport or an EU national ID card.
• If you are not an EU citizen, submit a valid passport from your country of origin.

Proof of income and tax details

Submit:

• The last 2 income tax assessments (issued in the country of your permanent residence). If your country of residence does not issue tax assessments, consult with our representative.
• The Credit Bureau Report on your loan obligations as of the previous month (issued by the respective agency in the country of your permanent residence). Alternatively, you may fill in our self-declaration form on your current credit obligations.
• The recent payslip, if you are an employee.

Your proxy should be a lawyer, registered at a Greek bar association and a Eurobank client.

To process your loan application, your proxy (lawyer) should bring to the branch:

• A Power of Attorney in Greek, provided you are a Greek citizen, or in English (with the Greek translation attached) – the Power of Attorney should be drafted by and signed before a notary public, in accordance with the Power of Attorney Template provided by Eurobank.
• Your supporting documents – for proof of your identity, income and tax details, permanent residence and phone number. Find out the supporting documents for submitting a loan application.

For the property you are buying, you need to submit:

1. Legal title of ownership of the property (photocopy of notarised deed). If the property used as collateral is other than the property you are buying, you should bring a legal title of ownership for both properties.
2. Building permit (photocopy of the permit certified by the Town Planning Office)
3. Floor plans (photocopy certified by the Town Planning Office)
4. Topographical plan (photocopy certified by the Town Planning Office), only for land plots and detached houses.
5. Project budget when constructing / completing your property.

In the course of the due diligence we may need some additional documents. We will notify you or your proxy (lawyer) of any other document you might need to submit to us.

Supporting documents

For the final loan approval, you need to submit:

1. Copy of a phone bill for your proxy (lawyer) or for the second contact person (procedural representative) you may need to appoint. The phone bill is required to verify their address and phone number.
2. Updated credit bureau report on your loan obligations as of the previous month (issued by the respective agency in the country of your permanent residence). 

If you take out a loan to buy a property, you should also submit:

• The purchase agreement.
• Certificate of registering the purchase agreement (issued by the competent Land Registry / Cadastral Office or notary public).
• Signed solemn declaration (certified by the competent Tax Office) – instead of bringing an ENFIA (Single Property Tax) return or certificate. The solemn declaration should state that there is no obligation to file a tax return for the property.
• Energy Performance Certificate stating the energy class of the property, if this is also used as collateral.
• Recent General Commercial Register (GEMI) Certificate from the relevant PROFESSIONAL CHAMBER.
• Certificate of valid representation by the relevant GEMI as above.
• Certificate from the Bankruptcy Register of the relevant Court of First Instance on the registration of those who have been declared bankrupt or for whom the transaction process has been requested (according to Article 8(3) of Greek Law 3588/2007 as in force) for the company providing the collateral (mortgage lien) otherwise certificate for Judicial Solvency regarding the provisions of Articles 50 and 86 of Greek Law 4738/2020 and Articles 10 and 106a of Greek Law 3588/2007, which is required provided it does not replace the certificate of no change issued by GEMI.

If you take out a loan to build a property, you should also bring the ENFIA certificate (by the owners of the property used as collateral, for judicial use – TAXIS printout).

If you are a salaried employee or a pensioner, you should also submit a copy of your most recent payroll/pension slip.

If you are a freelance professional, you should also submit a document verifying your profession.

If you own property in Greece, you should also submit a copy of your most recent ENFIA return or E9 return with any further amendments (for all parties involved with and owning property in Greece).

Certifying your supporting documents

Depending on your country of permanent residence, you may have to submit your supporting documents as copies:

• Certified by the Consulate or a notary other public authority in your country of residence.
• With the Apostille stamp for the countries participating in the Hague Convention.

Translating your supporting documents

You must submit your supporting documents translated into Greek or English. Find out the acceptable means of translation.

Mortgage lien on property

Depending on the status of the land mapping in the region where the properties are, you should bring 1 out of the 3 following documents:

• Cadastral diagram extract issued by the Greek National Cadastre (for regions that have been fully mapped by the competent Cadastral Office).
• Certificate of property under mapping, for judicial use (for regions where cadastral data have been posted).
• Certificate of applying to register a property with the Greek National Cadastre (for regions in the early stage of submitting applications).

If your properties are in a region which is not covered by the Eurobank Legal Department, you should bring:

• Certificates issued by the competent Land Registry covering the legal status of the property for the last 20 years (encumbrances, debts, litigation, transfers).

If the latest ownership title is a deed of acceptance of inheritance within the past 6 months, you should bring:

• Inheritance certificates (issued by the Municipality and the Court of First Instance)

Cash collateral or pledge on securities

Bring copies of the collateral issued by the insurance company; this only applies to bankassurance products.
